What to watch forⓘ

  1. Heat or hot water problems reported in the last five years.
    Worth checking · AI-assistedⓘ
Turn on hot water at the kitchen sink and bathroom sink and feel the water temperature after running for one minute.
    details ▸

Heat is required October 1 through May 31: at least 68°F from 6am to 10pm when it is below 55°F outside, and 62°F overnight whatever the temperature outside. Hot water must be at least 120°F, 24 hours a day, all year.

If your apartment is colder than that, file a complaint with 311 and keep the service request number so you can track it. Never use a gas oven or range for heat, which can produce dangerous levels of carbon monoxide.

    Worth checking · AI-assistedⓘ
Locate smoke detectors on the ceiling near bedrooms and in hallways, and ask the broker whether carbon monoxide detectors are present in the unit.

Responsibility is split: the owner provides, installs, and replaces the detectors, while the tenant tests them monthly and replaces the batteries. An open violation means the owner has not yet certified to HPD that the condition was fixed, so a device may still be missing or dead at move-in. A tenant reimburses the owner for a newly installed device, $25 for a smoke or carbon monoxide detector and $50 for a combined unit, and is responsible for replacing one that goes missing or is damaged during the tenancy.

On a viewing, look for a smoke alarm within fifteen feet of the door of each room used for sleeping, on the ceiling or just below it on the wall, and a carbon monoxide alarm at any height, including one plugged into a hallway outlet. Press the test button, and check that none have been painted over. A chirping alarm usually means a low battery, which is the tenant's to replace, but detectors also sound a separate end-of-life alarm when the device itself has to be replaced by the owner.

  • Pests reported in the last five years.
    Worth checking · AI-assistedⓘ
Look along baseboards, in corners, and behind appliances for droppings, dead insects, or signs of active pest activity.
    details ▸

Roaches, mice, and rats can be hazards for people with respiratory conditions such as asthma. Bedbugs spread between apartments through small cracks in walls and floors, so catching them early matters.

Report pests to the owner and call 311 if they are not dealt with. For bedbugs, an HPD inspector visits, and a violation is issued only if they can visually confirm live bedbugs.
