at time of inspection, signs of leak damage were present on second floor bedroom ceiling. repair and repaint the ceiling in approved manners and follow the department of health's safe construction practices guideline on how to handle asbestos-containing materials since the work may result in exposures to asbestos. at time of inspection, no active leak was observed. however, there were signs of possible leak in the past. locate and repair source of leak if necessary.

a. tenant reported that the dining room ceiling flickers off and on occasionally and sometimes the dimmer switch does not work properly. inspector mansur was unable to verify alleged malfunctioning light or switch on inspection day. b. tenant reported that the front-right stove burner flares when turned on. inspector mansur was unable to verify alleged flaring (explosion like) at the subject burner on inspection day. c. tenant reported that the bathtub is dirty possibly due to defective manufacturing. inspector mansur was unable to verify alleged condition (defective tub) at the time of inspection.

1349 steiner st exterior stairways: at main stairs, there are damaged guardrail boards at stairs at all levels. at 2nd stairs, there is damaged floor framing at 1st floor where stair stringer is supported. wood deterioration was noted at the exterior stairway. this stairway constitutes a life hazard as defined in the san francisco housing code sec.401. you are required within 15 days along with a copy of this notice of violation, to file a building permit application and commence repairs. you are required to complete the work within 30 days. permits signed off by the district building inspector must be presented at the housing re-inspection in order to abate this case. if more than fifty percent repairs are made to stairway or stairway is replaced, you must submit a copy of this notice of violation and 2 sets of floor plans with the building permit application. estimated cost of labor and materials to perform repairs is $3000.00
