What to watch forⓘ

  1. Fire safety problems have been reported here.
    Worth checkingⓘ
Walk the exit route from the unit to the street and check the stairs and hallways are clear of stored items, and that fire doors close properly.
    details ▸

California law requires safe fire or emergency exits leading to a street or hallway, and requires stairs, hallways and exits to be kept litter free. Storage areas, garages and basements must be kept free of combustible materials. San Francisco's Housing Code separately treats inadequate exits and inadequate fire protection equipment as conditions that make a building substandard, which is the finding behind a notice of violation.

    • California Tenant Guide
    • San Francisco Housing Code §1001(m), (n)
  2. Tenants here have reported mold.
    Worth checkingⓘ
Look for dark spots on walls, floors and ceilings, and for dry or wet spots, flaking or bubbling, or a damp or moldy smell, especially in bathrooms and closets.

details ▸

San Francisco's Health Code treats visible or otherwise demonstrable mold or mildew in a residential building as a public health nuisance in its own right. Under state law, mold that the landlord has notice of and that affects livability or health can also breach the implied warranty of habitability.

  • California Tenant Guide
  • San Francisco Health Code §581(b)(6)
  • Tenants here have reported pests.
    Worth checkingⓘ
Look along baseboards and inside low cabinets for droppings, greasy rub marks or tracks, and check whether the bins outside overflow and whether gaps around exterior doors are sealed.
    details ▸

California law requires buildings and grounds to be kept clean and sanitary and free from debris, filth, rubbish, garbage, rodents and vermin. San Francisco requires property owners to keep their property free of vermin, and requires an owner or manager to respond to a tenant's bed bug complaint by hiring a licensed pest control operator.
