    Ask how heat and hot water are supplied and who pays for them. If either fails once you live here, put the request to the landlord in writing and keep a copy.

    California law requires working smoke detectors in all bedrooms and other designated areas of a rental unit, and apartment complexes must also have them in common stairwells. Any unit with appliances that burn fossil fuels such as natural gas, propane or fuel oil, or with an attached garage, must also have working carbon monoxide detectors.
