What to watch forⓘ

  1. Hazardous violations are open, including building maintenance, fire safety, and mold and pests.
    Worth checking · AI-assistedⓘ
Look at baseboards, trim, and corners of the unit for gaps, damage, or deterioration. Check whether the main entry door closes fully and locks, and whether the hallway exit doors are clear of obstructions. Turn on the kitchen and bathroom faucets and look under the sink for standing water, staining, or droppings.
    details ▸

Deadlines vary by condition: immediate for heat and hot water, 14 days for self-closing doors, 21 days for lead paint, window guards, mold, and mice, cockroaches or rats, and 24 hours for everything else. They run from the date the owner is served, and mark when civil penalties can be sought in Housing Court. They are not a promise the condition is fixed by then. If the owner does not fix it, HPD can send its own contractor and bill them.

    Worth checking · AI-assistedⓘ
Turn on a faucet in the kitchen and bathroom and feel whether hot water arrives, and check radiators or baseboards for warmth when the heat is on.
    details ▸

Heat is required October 1 through May 31: at least 68°F from 6am to 10pm when it is below 55°F outside, and 62°F overnight whatever the temperature outside. Hot water must be at least 120°F, 24 hours a day, all year.

If your apartment is colder than that, file a complaint with 311 and keep the service request number so you can track it. Never use a gas oven or range for heat, which can produce dangerous levels of carbon monoxide.
